How we can help with re-mortgages

There could be a number of reasons for re-mortgaging, your initial interest rate may be expiring, interest rates may be increasing or you may be looking to raise some capital to undertake some home improvements.

If you’re looking to release capital and this cannot be done by re-mortgaging (or by way of a further advance from your current lender) we can introduce you to Enterprise Finance who can offer advice on second charge loans.

How do I re-mortgage?

Make arrangements in advance

If your current rate is coming to an end, do not leave it to the last minute and risk reverting to the lenders standard variable rate, we recommend reviewing your existing mortgage arrangements up to six months before your current rate is due to expire.

Sense check

We will ensure that we check whether it would be as or more beneficial to remain with your existing lender, some lenders are more loyal to their existing borrowers than others so don’t get caught out.

Free legal fees

Your lender may offer free legal fees if you use their appointed solicitor, alternatively they may offer you a cashback of up to £500.00 to cover legal fees using your own solicitor. We’ll be able to assist and tell you what the right decision will be.

Valuations

We recommend you do some research when estimating the value of your property as the value will have implications for the interest rate charged. Valuers look at sold prices for similar properties in the area so don’t come unstuck by over-estimating the value.

Your property may be repossessed if you do not keep up repayments on a mortgage.
