There could be a various reasons why a mainstream mortgage lender may not consider lending, you may have recently become self employed, been contracting or may have complex income streams.

Types of specialist mortgage

Self-employed Mortgages

This is seen as an underserved part of the market but lenders are becoming increasingly confident to lend. In the most part lenders want to see a two year track record of earnings and if you’re a limited company director, most only consider salary and dividend income. However, there are lenders that will consider limited company net profits before and after tax, which could be suitable if you retain profit in the business as well as lenders that will consider mortgages with only one year’s accounts.

Adverse Credit Mortgages

You may have incurred adverse credit due to a number of reasons, divorce, illness or redundancy to name a few. It may simply be due to late or missed payments on a credit agreement, you may have defaulted on payment and incurred a County Court Judgement (CCJ), have a debt management plan (DMP) or you may have become insolvent and entered into an individual voluntary agreement (IVA) or bankruptcy. The good news is, none of these reasons would categorically exempt you from being able to obtain a mortgage.

Contractor Mortgages

There are benefits to being a contractor, flexibility and independence to name two, but life can be made hard when requiring a mortgage. Most lenders would treat you as self employed and require you to have at least two years finalised accounts but there are lenders that show a greater degree of flexibility, so whether you’re contracted on a fixed contract on an annual or daily rate we have access to some highly competitive rates, you needn’t be disadvantaged.

*Equity Release

An equity release plan allows you to release some of the money tied up in your home, in the form of tax-free cash. This money can be used however you wish, enabling you to pay off your existing mortgage, make home improvements, gift your family a living inheritance… or find your own way to turn retirement into something special. Ex-Pat Mortgages

Few lenders will lend to ex-pats and rates can vary greatly, so if you’re looking to purchase a property in the UK whether to live or let then we have the expertise to be able to assist.

Commercial Mortgages / Bridging Finance / Development Finance / Secured Loans
